General Services Administration (GSA) seeks to lease the following space: State: South Carolina City: Charleston Delineated Area : North: starting at Ashley River Railroad intersection, Railroad track to Dorsey Avenue to I-526 to I26 East: I26 to Hwy 7 South: Ashley River West: Ashley River to Railroad Tracks Minimum Sq. Ft. (ABOA] ): 5,621 Maximum Sq. Ft. (ABOA ): 5,902 Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Surface) Reserved: 0 Parking Spaces (Structured): 19 Full Term: 15 years Firm Term: 10 years Option Term: 0 Additional Requirements] : Contiguous space is required. Preferred that proposed space is on or above 2nd floor. Proposed office space cannot be located on the top floor of a multi-tenanted building and rooftop access is within the space. Proposed office space cannot be located inside a shopping mall or shopping center. Proposed building cannot house day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services (including but not limited to: Social Security Administration (SSA) and Department of Health and Human Services (HHS)) within the building. Proposed building or parking facility cannot be located within 1,000 feet of agencies or tenants identified in 4. above. Proposed building cannot be located within 1000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. Proposed office space cannot be located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. PARKING -Secured parking spaces are required for 19 government vehicles. -The government requires a parking garage with a secure fenced/divided area or on-grade lot within a[M11] secure fenced area. -Access to the parking area is required at all times (24-hours per day). -Any deviation from this requirement will require a review of the specific location by the ATF Physical Security Branch. -A waiver may be considered if the market area does not have any locations that can provide a secure parking garage or secure fenced parking. These factors may be acceptable but may not pose an unacceptable risk of surveillance of Government facilities or operations. The Government will assess the security of Government operations during the site selection/market survey process. The determination of the acceptance of locations where easy surveillance of Government facilities creates an unacceptable security risk to operations is within the sole discretion of the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
