Description:
General Services Administration (GSA) seeks to lease the following space: State: FL City: Orlando Delineated Area: North = E. Colonial Drive South = East-West Expy East = N. Rosalind Ave West = I-4 Minimum Sq. Ft. (ABOA): 12,500 Maximum Sq. Ft. (ABOA): 14,350 Space Type: Office Parking Spaces (Total): 3[H1] Parking Spaces (Surface): 3[H2] Parking Spaces (Structured): 0 Parking Spaces (Reserved): 3 Full Term: 15 Firm Term: 10 Option Term: na Additional Requirements[H3] : Space must be contiguous on one floor. Site must have loading[H4] dock and freight elevator to accept pallet sized deliveries. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. At a minimum, this project shall obtain LEED - Certification for Commercial Interiors (LEED-CI) for existing buildings or LEED – Silver Certification for New Construction (LEED-NC) for new buildings. The successful Lessor, at the Lessor’s cost and expense, shall obtain certification from the U.S. Green Building Council (USGBC) within nine (9) months of project occupancy. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Public Transportation: A commuter rail, light rail, or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a safe walkable path (walkable 1/2 mile), as determined by the LCO. Alternatively, two or more public bus lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the building, but generally not exceeding XX (a walkable ¼ mile), as determined by the LCO. Bus stops to occur on a regular, frequent basis (schedule required to be provided). The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
