(ABOA): 1,436 Space Type: Office Parking Spaces (Total): 13 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 13 Full Term: 60 Firm Term: 24 Option Term: n/a Additional Requirements: • [The space offered is within the delineated service area as defined by SSA/OHO. • Locations must be as convenient to the visiting public as possible. • Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. • In cities with public transportation, the service must be at regularly scheduled times during the entire workday and within 600 feet (or two blocks, whichever is less) from the building entrance for the commuting needs of the visiting public. 09/2020 • The route from the bus stop to the building entrance shall be accessible for the mobility impaired. • OHO space shall be located not more than the equivalent of two city blocks from the primary or secondary street serving the office. • As an alternative to direct visibility, the lessor/contractor shall provide acceptable signage from the primary or secondary street at no separate cost. • Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. • Space shall be located in a professional office setting. • Space should have amenities such as restaurants and shopping centers within immediate vicinity. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Nacogdoches, Texas, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
